Mitko founded the business and handles owner relationships, leasing decisions, and the majority of hands-on repair work across the portfolio. He has been maintaining these houses personally for a decade.

Witham Hill Realty, LLC is owned and operated by Mitko Mitev and his son Alexander Mitev, from an office in northwest Corvallis.
Our story
Built on six houses and a decade of showing up
We started the way most small landlords do — with a property to look after and a strong preference for doing the work ourselves rather than paying someone else to do it badly. Over ten years that turned into six single-family rentals: one in Corvallis, five together on Weldwood Drive in Lebanon.
Along the way we learned the thing that actually determines whether a rental makes money. It is not the rent number. It is whether the house is occupied, and whether the maintenance bill stays reasonable. Everything about how we operate follows from those two facts.
Across those six homes and those ten years, the portfolio has held a 99% occupancy rate. We keep tenants because we answer the phone, fix things quickly, and price renewals so that staying is easier than moving.
The name. Witham Hill is the wooded rise on the northwest
edge of Corvallis, a few minutes from our office and from the first home we
managed. It seemed like the right thing to call the company.

Two people, both owners
There is no one else between you and a decision-maker. That is intentional, and it is why we grow slowly.
Alexander Mitev
Alexander works on tenant screening, listings and marketing, records and reporting, and coordination with contractors on larger projects. He shares the maintenance load alongside his father.
How we operate
Three commitments
Keep it occupied
Price to the real market, start re-listing before a tenant leaves, and make renewing the easy choice. A vacant month costs more than any fee either of us charges.
Fix it ourselves
If we can do the work competently, we do it, and we do not bill you for our time. When a job needs a licensed trade, we say so rather than improvise.
Say what is true
Realistic rent figures, honest condition reports, and a clear answer when a property is not a good fit for us. We would rather lose the listing than oversell it.
